Although current financial news has been a mixed bag, I think that the numbers caught a lot of people off guard.  This news will propbably hold mortgage rates still for a while.  Or, as you suggested, mortgage rates may fall in the coming days in response to this news.</description>

		<description>When we bought a home in the Atlanta area 7 yrs ago, our Broker set up a &quot;Piggy Back&quot; Mortgage so we would NOT have to pay PMI.  We sold that home 3 yrs ago and have been renting since we left the Atlanta area. My wife accepted a position with Simmons First in Pine Bluff a year ago. WE are Now inbterested in looking for a home BUT VERY Concerned about the Pine Bluff area etc etc. Was the Piggy back loan we had in Atlanta ABOVE BOARD and is a Piggy Back Mortgage a possibility in todays Mortgage climate?
I have listened to your radio show several times.
Thanks for your honesty and willingness to be as open as your employer deems appropriate. 
What closing costs are Negotiable? I just saw that closing costs in Arkansas are the lowest in the country BUT they still seem too high to me.

Yes the cost of FHA MIP has gone up; however rates are at a 56-year low. With the debt problems in the Euro Zone, there has been a real flight to safety which has driven yields extremely low. It just goes to show you we live in a global economy. What happens around the world affects mortgage rates here in Arkansas.  Even with the increased up-front premium, it still makes sense to buy sooner rather than later. Now that the Fed has ended their MBS purchase program, it is only a matter of time till we see mortgage rates increase. When they do increase, it could happen rather quickly. The debt crisis in Europe will eventually leave the headlines.</description>
